Here are some of the steps we take to find your perfect home:

Getting you Pre-Qualified & Pre-Approved
This step will show you how much you can afford.  This is accomplished by speaking with your financial institution or recommending one and establishing your price range and what monthly payments you will be comfortable with.

Determine Your Wants and Needs
This is our single most important step in finding you the home you desire. Together we complete a buyer's profile that will establish when, where and what type of home  you're lookingto purchase. Our goal is to not waste your time by looking at properties that don't meet your buyers profile criteria. Throughout the buying process we will maintain your confidentiality and represent your best interests.

Home Shopping
We will use every available method to locate the property that matches your search parameters.  This will include properties listed with our office, offered through multple listing services, as well as unlisted (FSBO type) and if you specify foreclosure and bank-owned properties.  We will disclose all known facts about the property that are likely to affect your decision. When we find the home that meets your criteria, we will assist you in developing an offer. We will write the offer and act as a liason between you and the seller or sellers agent.

 

The Closing Process

Once we have found and contracted the home you want to buy, there are several additional steps you need to take to close the sale after the purchase and sale agreements (contract) have been signed.

   

  •   Contingency removal: The most common contingencies are inspection, financing and the sale of your current home. These conditions must be removed or waived in writing before the sale on your new home can close.

  •     Appraisal and title report: Your lender requires a formal appraisal to confirm the value of the home you’re buying, to use as collateral to secure the loan. The title report ensures that the seller has clear title to the property and has the right to transfer ownership to you.

  •     Prepare closing documents: Escrow service companies or real estate attorneys prepare documents that confirm the transaction, prorate funds, etc.

  •     Signing of closing documents: Although both parties may have signed closing documents and deposited funds, the sale actually closes when the deed is recorded and the proceeds are available to the seller.

  •     Signed documents go to the lender for final review.

  •     The deed is recorded and funds disbursed.

  •     The seller receives the proceeds and the moving van arrives.

  •     You get the keys to your new home!

 

There are many opportunities for surprises or delays in a transaction. Part of my expertise is in troubleshooting problems that arise in the closing process, including anticipating and preparing for potential problems before they arise.
