Buying A Newly Constructed Home
We often hear that when purchasing a new construction home, builders don't or won't negotiate, well the The Brown Team will guarantee you a minimum of 1% savings on your new construction home. That's correct, when you buy a new construction home -- presale, custom, or existing, we guarantee you a 1% savings on the purchase price of your home. To receive your savings you must mention you seen it on this website!
Example: If your home purchase price is $250,000, we will guarantee you a savings minimum of $2500. That's a lot of upgrades hardwoods, wood blinds, new appliances, refrigerator or washer & dryer, etc...
First we will work with you to find out what you're looking for in your new home. Then, we would recomend you contact a lender to get pre-qualified. If the client dose not have a lender we would be more than happy to provide them with a list of referred lenders to choose from to meet their financing needs. In some cases the you may have already contatced your lender of choice and have you pre-qualification letter in hand. Next, we'd work with you to ensure that the you get the best new construction solution for you and your family. Then we will negotiate items of the build process that are necessary to fit your needs and finances.
Additionally, we participate in the on-going construction process. We will provide you with a video of the generic construction processs to get you familiar with what's going on with your new home. If the video isn't enough or not to your liking, we will sit with you to help you understand the process. We will visit the construction site bi-weekly minimum (most often weekly and more if required). We will, if you wish, assist in the selection process of materials and decorative items (with our on staff designer). If there are changes, additions, or deletions we will work with you and the builder to help facilitate understanding what's required and minimize the cost if possible. Also, if your home is being constructed, we take pictures in each of the main stages of the building process:
- Escavation
- Foundation
- Framing
- Exterior Walls & Mechanical
- Drywall
- Trim Out and Flooring
- Final
Prior to closing we assist you with the preparations for closing, such as, selection of vendors (if requested) (Insurance, Inspection, Closing attorney if applicable, etc..) and other needs as required. Upon completion and closing of your new home, we will provide you with a photographic digital tour of your new home that you can email or copy for friends and family, or just have as a keep sake.
